Masar Mall is an upcoming large-scale shopping destination in Makkah, Saudi Arabia. It is part of the broader Masar Destination project, developed by Umm Al-Qura for Development and Construction, a company owned by the Saudi Public Investment Fund.

The mall is being developed in partnership with Hamat Holding, one of Saudi Arabia’s leading retail and mall management companies. The two parties signed a formal partnership agreement in March 2022.

Clearly, this is not just another mall. With an investment of SR2.7 billion ($718.9 million), Masar Mall is set to become the largest shopping center in Makkah upon its opening.

Location and Accessibility

Masar Mall sits at the western gateway of the Masar Destination, directly opposite the Haramain High-Speed Railway station. This position gives visitors from across the Kingdom a fast and easy route straight to the mall.

The mall also benefits from direct access via the Third Ring Road and King Abdulaziz North and South Roads. Drivers and commuters alike will find the location easy to reach.

Moreover, the mall sits just 3 km from the Grand Mosque, making it a natural stop for pilgrims and residents who want a full-service shopping and leisure experience close to the heart of Makkah.

Key Location Highlights:

  • Western entrance of the Masar Destination
  • Directly opposite Haramain High-Speed Railway Station
  • Access via Third Ring Road and King Abdulaziz Road
  • 3 km from Masjid al-Haram (Grand Mosque)

Size and Scale

Masar Mall covers 71,000 m² (764,237 sq ft) of land and will offer approximately 130,000 m² of shopping area. This includes retail shops, eateries, entertainment zones, and leisure spaces.

To put this in perspective, the mall’s total built-up area is larger than 18 standard football pitches. It is designed to serve millions of visitors every year.

Masar Mall is expected to attract more than 20 million visitors annually. That makes it one of the highest-footfall retail destinations in the entire region.

Design and Architecture

The design of Masar Mall takes a distinctive approach. It draws inspiration from Makkah’s history and its strategic position along historic Islamic trade routes. The mall integrates three key design elements: constellations, lush gardens, and the city’s unique topography.

In essence, the architecture tells Makkah’s story. It honors the city’s past while delivering a fully modern retail environment.

Abundant natural light fills the expansive plaza, creating a welcoming atmosphere and a smooth indoor-outdoor connection. This open, airy layout sets the tone for the entire visitor experience.

The lead design consultant is Meinhardt, an international engineering firm. MABconsult, a Saudi architectural and project management company, serves as the architect of record.

Retail Offerings

Masar Mall is built to cover all shopping needs under one roof. The mall will offer 38,000 m² of retail space, including designer fashion, high-end boutiques, and cultural exhibition areas.

Furthermore, the mall will feature smart retail systems and a dedicated VIP concierge service. These are designed to give shoppers a premium, personalized experience from the moment they arrive.

Retail Features Include:

  • Designer fashion and high-end boutiques
  • Cultural exhibition areas
  • Smart retail technology
  • VIP concierge service

Dining and Food and Beverage

Food is a major part of the Masar Mall experience. The food and beverage area will span 19,000 m² (204,514 sq ft) and will feature a mix of international and local dining brands.

Notably, this is not a standard food court. The scale and variety of the F&B offering positions Masar Mall as a genuine dining destination in its own right. Visitors can expect gourmet options alongside casual family-friendly restaurants.

Entertainment and Family Zones

Masar Mall goes beyond shopping. A dedicated 2,000 m² entertainment zone will be part of the mall, designed to enhance the overall visitor experience.

Additionally, the mall will include family-friendly spaces and areas set aside for spiritual activities. This reflects Makkah’s unique character as a city that serves both everyday residents and millions of annual pilgrims.

What Families and Visitors Can Expect:

  • Dedicated entertainment zone
  • Family activity areas
  • Spaces for spiritual use
  • A mix of indoor and outdoor environments

Development Partners and Contractors

The construction of Masar Mall involves several specialized firms:

  • Owner: Umm Al-Qura for Development and Construction (UAQ)
  • Developer and Operator: Hamat Holding
  • Lead Design Consultant: Meinhardt
  • Architect of Record: MABconsult
  • Structural Steelwork: Zamil Steel Company (15,000-tonne structural build, approx. 200,000 m² footprint)

In April 2025, Zamil Steel Company signed an agreement with Hamat Holding to fabricate, supply, and install a 15,000-tonne structural building that will serve as the central feature of Masar Mall.

Vision 2030 Alignment

Masar Mall is not just a retail project. It is a direct contributor to Saudi Arabia’s Vision 2030 agenda.

The project is expected to play a crucial role in advancing the goals of Saudi Vision 2030, particularly in enhancing the quality of life. The broader Masar destination aims to increase Makkah’s capacity to host 30 million pilgrims annually by 2030.

Most importantly, the project is expected to create thousands of direct and indirect jobs, support economic diversification, and attract long-term investment across multiple sectors in Makkah.
